But in addition, new contracts also decreased by 13.1% to 578.  We saw 579 home sales completed in June down 2.9% from May.  Median sales price was $332,000 up 2.2% from May. There were 554 active listing in Gilbert with the average days on market of 45.  The average sold price to list price was 98.1% down by .5% from prior month.

What does this mean if you are a seller?

The key to understanding the market is inventory levels. Anything less than 3 months of inventory is considered a sellers Market. This means there are more buyers than sellers or inventory is low and there generally will be more competition on the available homes. In Gilbert we are currently at .96 months of inventory as compared to last months .86.   If priced correctly, sellers can expect to sell in less than the average 45 days on market we saw in June.  Buyers are not going to overpay, but houses priced correctly and in good condition will sell, often with multiple offers. For June, we saw the list to contract price of 98.1% down by .5% from May. We also saw the median price increase by 2.2% to $227,000.

What does this mean if you are a buyer?

For buyers, inventory levels remain low. In June we were at .96 months of inventory as compared to last months .86. Sellers continue to have a solid advantage since there are less homes available. Anything under 3 months of inventory is considered a seller’s market. So those homes that are priced right may get multiple offers. The buyer has to remain diligent about their offers. New contracts dropped by 10.1% to 578.  We saw 532 home sales completed in June down 14.1% from May.  Median sales price was $317,500 up .8% from May. There were 684 active listing in Chandler with the average days on market of 47.  The average sold price to list price was 98.0% up by .2% from prior month.

What does this mean if you are a seller?

Inventory levels were up 14.2% while sales were down 14.1% from prior month. We currently have 1.29 months of inventory available for Sale which is an increase of 33% from May. We are still in a strong seller’s market as compared to last month’s .97 months of inventory. If priced correctly, sellers can expect to sell in less than the average 47 days on market we saw in May. Buyers are not going to overpay, but houses priced correctly and in good condition will sell, often with multiple offers. For June, we saw the list to contract price of 98% up by .2% from May. We also saw the median price of $317,500 a .8% increase from May.

What does this mean if you are a buyer?

For buyers, a inventory of 1.29 months (compared to .97 months in May) is welcome news. But we area still in a strong sellers market. Sellers continue to have the advantage since there are less homes available. Anything under 3 months of inventory is considered a seller’s market. So those homes that are priced right may get multiple offers. The buyer has to remain diligent about their offers. If you are serious about an offer, have your agent provide you comparable properties to determine the best price for the house.  Asking for seller concessions or making a low ball offer is not a good strategy in this seller’s market. New contracts decreased by 11.6% to 237.  We saw 216 home sales completed in June down 13.6% from May.  Median sales price was $289,450 down 3.5% from May. There were 298 active listing in Tempe with the average days on market of 46.  The average sold price to list price was 97.2% down by .8% from prior month.

This still shows a  strong seller’s market as compared to last month’s 1.04 months of inventory (just not as strong ). If priced correctly, sellers can expect to sell in less than the average 46 days on market we saw in June.  Buyers are not going to overpay, but houses priced correctly and in good condition will sell, often with multiple offers. For June, we saw the list to contract price of 97.2% down by .8% from May. We also saw the median price drop to $289,450 a 3.5% decrease from May.

What does this mean if you are a buyer?

For buyers, a inventory of 1.38 months (compared to 1.04 months in May) is hopeful news since this indicates we are moving out of such a severe sellers market.  However, sellers continue to have an advantage since there are less homes available. Anything under 3 months of inventory is considered a seller’s market. So those homes that are priced right may get multiple offers. The buyer has to remain diligent about their offers. New contracts were down by 4.3% to 2529.  We saw 2330 home sales completed in May up 8.9% from April.  Median sales price was $250,000 up 2.0% from April. There were 3481 active listing in Phoenix with the average days on market of 58.  The average sold price to list price was 97.4% up by .1% from prior month.

This shows a stronger seller’s market as compared to last month’s 1.59 months of inventory. If priced correctly, sellers can expect to sell in less than the average 58 days on market we saw in April.  Buyers are not going to overpay, but houses priced correctly and in good condition will sell, often with multiple offers. For May, we saw the list to contract price of 97.4% up by .1% from April. We also saw the median price increase to $250,000 a 2.0% increase from April.

For buyers, a inventory of 1.49 months (compared to 1.59 months in April) is continued troubling news since this indicates we are moving into a even stronger Sellers market.  Sellers continue to have the advantage since there are less homes available.
