The number of new listings in Gilbert for June was 612 down 5.7 % from May. But in addition, new contracts also decreased by 13.1% to 578.  We saw 579 home sales completed in June down 2.9% from May.  Median sales price was $332,000 up 2.2% from May. There were 554 active listing in Gilbert with the average days on market of 45.  The average sold price to list price was 98.1% down by .5% from prior month.

What does this mean if you are a seller?

The key to understanding the market is inventory levels. Anything less than 3 months of inventory is considered a sellers Market. This means there are more buyers than sellers or inventory is low and there generally will be more competition on the available homes. In Gilbert we are currently at .96 months of inventory as compared to last months .86.   If priced correctly, sellers can expect to sell in less than the average 45 days on market we saw in June.  Buyers are not going to overpay, but houses priced correctly and in good condition will sell, often with multiple offers. For June, we saw the list to contract price of 98.1% down by .5% from May. We also saw the median price increase by 2.2% to $227,000.

What does this mean if you are a buyer?

For buyers, inventory levels remain low. In June we were at .96 months of inventory as compared to last months .86. Sellers continue to have a solid advantage since there are less homes available. Anything under 3 months of inventory is considered a seller’s market. So those homes that are priced right may get multiple offers. The buyer has to remain diligent about their offers. If you are serious about an offer, have your agent provide you comparable properties to determine the best price for the house.  Asking for seller concessions or making a low ball offer is not a good strategy in this seller’s market. Remember, sellers also know the value of their home.  Their agents are keeping sellers updated on recent sales and homes similar to theirs as they come on the market.
